A finance broker helps you understand your borrowing options and find a loan that suits your needs and goals. Rather than approaching individual lenders yourself, we compare options across a broad range of lenders, provide advice on a suitable loan structure, negotiate on your behalf, and guide you through the process from application to settlement and beyond.
Unlike a bank, which only offers its own products, a mortgage broker can compare options across a broad range of lenders. At Purpose Driven Finance, we have access to 40+ lenders and can advise on lender policies, loan types and structures, government schemes and available offers. We’re legally required to act in your best interests and can pivot to another lender if needed, for example, in the case of a valuation shortfall.
Our service is typically free for you, as we’re paid a commission by the lender when your loan settles. In certain circumstances, a fee may apply, but this will always be explained and disclosed upfront. We’re committed to full transparency, and our recommendations are based on what’s right for you, not how much we’re paid. We’ll clearly explain your options and why we’ve recommended a particular loan or lender.
Choosing the right broker comes down to experience, trust, communication and access to a broad range of lenders. Look for someone who takes the time to understand your goals, explains your options clearly and is transparent about their recommendations. A good broker should not simply secure your loan, but provide advice, guidance and ongoing support throughout the process and beyond.
It’s never too early to speak with a mortgage broker. Getting in touch early helps you understand your borrowing capacity, develop a winning buying strategy and overcome potential roadblocks. It also gives you time to explore any grants, concessions or government schemes available to you, while benefiting from your broker’s support and guidance throughout the entire buying process.
We generally recommend obtaining pre-approval before you start looking for a property. It gives you a clear understanding of your borrowing capacity and price range, so you can search with confidence. It also puts you in a stronger position to make a confident offer with the best possible terms for the vendor, which can sometimes make the difference in a competitive market.
How much you can borrow depends on factors such as your income, living expenses, dependants, existing debts, property, loan purpose and lender policies. Importantly, borrowing capacity can vary significantly between lenders. After understanding your financial position, we can give you a clear picture of your borrowing options and, where appropriate, suggest ways to improve your borrowing capacity.
There’s no specific deposit required to get started. Depending on your circumstances, some buyers may be able to purchase with as little as a 2–5% deposit, while others may be able to use existing equity, gifted funds or a family guarantor. The best place to start is with a conversation, so we can understand your position, explain your options and help you put a plan in place.
The timeframe can vary depending on your situation and the lender you choose. Generally, from initial enquiry to loan approval, it can take anywhere from a few days to a few weeks. Where required, we can move quickly and work with your timeframe. Providing the required documents promptly also helps keep things moving, and we’ll keep you informed throughout the process.
We can assist with a broad range of lending, including home and investment loans, construction and bridging loans, reverse mortgages, SMSF and commercial lending, business loans, asset finance and private lending. We also specialise in self-employed lending, including full-doc and alt-doc options, as well as company and trust borrowing. We’ll help determine the most appropriate loan and structure for your circumstances and goals.
We love helping first home buyers understand their options and navigate the buying process with confidence. Depending on your circumstances, you may be able to purchase with as little as a 2–5% deposit, or potentially less with a family guarantor. We’ll help you understand available government schemes, grants, stamp duty concessions and lender offers, while providing guidance and support throughout the entire journey.
Many of our clients are property investors, from those purchasing their first investment to experienced investors growing their portfolio. We can help with borrowing capacity, loan structure, lender selection and planning for future purchases. We support individual, company, trust and SMSF borrowers, helping you develop a lending strategy that supports both your current purchase and longer-term investment goals.
Building a new home is exciting, and we can help make the finance side as smooth as possible. We assist with full-doc construction loans, including for first home buyers, as well as alt-doc, cost-plus, owner-builder and capitalised interest options. We can assist with loan structure, valuations and progress payments, liaise with your builder, and guide you from planning through to completion.
Yes. Whether you’re looking for a better interest rate, wanting to improve cash flow, consolidate debt, fund renovations or release equity for a new purchase, we can help. We’ll review your existing lending, compare options across our lender panel and help determine whether refinancing makes sense for your circumstances and longer-term goals.
Yes. We work with many self-employed borrowers and understand that income doesn’t always fit neatly into standard lending criteria. Depending on your circumstances, we may be able to use alternative forms of income verification, such as financial statements, BAS, bank statements or an accountant’s letter. We can assist with both full-doc and alt-doc lending, including where you’ve recently started a business or changed business structure.
Yes. Not all income fits neatly into standard lending criteria, and different lenders have different policies around what they’ll accept. We can help with income such as tax-free and salary packaged income, bonuses, commissions, allowances, Centrelink benefits, child maintenance, dividends, rental income and trust distributions. We’ll assess your overall position and identify lenders that appropriately recognise your personal circumstances.
Potentially. Having limited income doesn’t always mean you can’t borrow. Depending on your circumstances, options may include bridging finance, lease-doc lending using rental income, reverse mortgages for eligible borrowers aged 55+, asset-backed lending or private lending. Many of these options rely more on your assets and a clear exit strategy than traditional income. We’ll assess your position and help identify the most appropriate option for your needs.
Yes, often. Having a poor credit history doesn’t necessarily mean you can’t get a loan. Depending on your circumstances, we have access to lenders that will consider defaults, missed payments or other credit issues. We’ll review your credit history, explain how it may affect your options, and help identify suitable lenders or steps you can take to improve your position before applying.
Yes, often. Being declined by one lender doesn’t necessarily mean another lender won’t approve your loan. Lenders have different policies, credit criteria and risk appetites, so the key is understanding why your application was declined. With access to 40+ lenders and broad industry experience, we can assess your circumstances, identify suitable options and match your application with a lender whose policy might better fit your situation.
Yes. We work with clients Australia-wide, including many who invest in states other than their own. Our flexible digital approach makes working with us easy, whether you’re interstate, working remotely or managing a busy schedule. Appointments are generally held by video call, with ongoing support by phone, SMS and email. Wherever you’re located, we’ll guide you through the lending process from start to finish.
Settlement isn’t the end of the journey. We’ll make sure your new loan is set up and working as intended, and conduct an annual review to ensure it continues to meet your needs. We’re also here for any loan maintenance, changes or future borrowing needs, while looking for opportunities to improve your loan or save you money along the way.
We compare the market and help you select the right lender.
